Large lots and horse property change the shape of the job. You are not buying a small patio here. You are buying a pool surround plus the walk that connects it to the gate, the barn or the guest side of the house, and that is one continuous pour rather than five little ones. Square footage works in your favour, because the mixer setup and the crew day cost the same whether we lay a courtyard or a long run of walkway. On acreage the thing that actually costs is access. If the only opening to the pool is narrower than the mixer, material walks in by bucket, and we would rather plan for that at the measurement than discover it on pour day with a batch already turning. So we walk the whole route with you first, gate by gate, and the number you sign already accounts for it.
With a median build year of 1987, most Davie decks are close to forty years old, and a slab that age no longer holds the fall it was poured with. Drainage in this part of town runs off toward the South New River Canal, but only while the deck still slopes. When it stops sloping, water halts in the middle and stays, and standing water is what finishes a coating off. It works under the film, lifts it in sheets and leaves the chalky grey you are probably looking at right now. Poured rubber drains through instead of holding a puddle, which handles the surface side of it. Where the slab itself has dropped, we correct the low spot before pouring and not after. Stable hairline cracks get bridged by the flexible layer. Anything still moving is opened, filled and primed, and if the base under it has failed we tell you instead of covering it.
Poured rubber starts at 8 dollars per sq ft installed. The number depends on how much prep your slab needs and how many colors you pick. You get a fixed written price after a free measurement, and if you already hold a comparable written quote we will beat it.

In most cases yes. Poured rubber bonds to the existing slab and bridges hairline cracks instead of telegraphing them. We grind, fill and prime first. If a slab has moved badly or sits on a failed base, we say so at the estimate rather than pour over a problem.
A typical residential deck runs 1 to 3 days on site and is walkable 24 to 48 hours after the final pour. Rain moves the schedule, since poured rubber needs dry weather. We book around the forecast rather than promise a date we cannot hold.
Yes. We write specification level proposals a board can vote on, carry insurance and provide a certificate on request, and phase work so an amenity deck stays partly open. For condo pool decks we also flag where state pool code limits porous surfaces, before anyone signs.
