The shop is in Hollywood and Broward is the county we cross every day. That changes what we can say yes to. A 400 sq ft patio in Davie is worth a truck here in a way it would not be at the far end of the map. If a homeowner wants us to look at one bad corner before committing to the whole deck, we look. What the grinder finds here

Broward housing stock is old and most of these decks have been fixed before. Under your top coat we usually find a history. Sprayed Kool Deck from the eighties, then a bucket of acrylic paint over it when it chalked, then a patch job around the skimmer, then tile on the step landing because someone had leftovers. None of it bonded to the last layer. That is why it lifts in sheets. We grind the whole deck back until the tool is running on sound concrete, not on somebody else's coating. Then we fill, prime and pour. This is the part that moves your price, and it is the part we settle at the measurement rather than after the truck is unloaded.

Boards, votes and phasing

A lot of Broward property is governed. Condo associations, single family HOAs, mobile home co ops, all of them with a board and a meeting calendar. That calendar is the real schedule. The measurement takes a morning. Getting on an agenda takes longer. So we write the scope with square footage, prep, color and pour depth broken out as line items, because that is what a board can argue with and vote on. The price we hand you is fixed and we hold it while the board does its work. Where a community has several pool decks or a clubhouse patio and a walkway loop, we phase it so one area stays open while another cures. Nobody loses the pool for a month.

Questions we get

Do you charge more to come out to the far end of Broward?

No. The rate is the same in Parkland as it is on our own street. You are buying square feet, not miles. The measurement is free anywhere in Broward and we book it inside 24 hours. If your deck is at the north end of the county we will usually ask for a morning slot so the crew has the full day on site.

Why do you not tear out the old deck first?

Because your slab is usually fine. What failed is the coating on top of it. Tearing out means a dumpster, a saw, new concrete and a long wait before anyone can finish it. We grind the old coating off, repair what needs repair and pour the new surface bonded to the slab you already own. That is how a deck goes from tired to finished in 1 to 3 days.

It rains most afternoons in the summer. Should I wait for winter?

You do not have to. Poured rubber needs a dry slab and a dry window to cure, not a dry season. Through the summer we start early and watch the forecast, and we will move your date rather than pour into a storm. What does change in winter is the calendar. The dry months fill up first, so if you want a specific week, ask early.

Who actually turns up on the day, your crew or a subcontractor?

Our crew. The same people who have been mixing and pouring this material since 2013, running out of a shop in Hollywood. We install. We do not sell you material and hand you a name.
