Salt gets into everything

On Key Biscayne, on the barrier islands and anywhere the bay is a block away, salt is in the air and in the rain that dries on your deck. It works on cement based toppings from the day they go down. Thin acrylic and Kool Deck give up first, then the joints, then the edge where the deck meets a screen track. By the time you call us the coating is usually powder and the slab underneath is sound but porous. Poured rubber does not carry that problem, because it is not a cement product and salt has nothing to attack in it. What we do watch for on the coast is drainage. If water stands on your deck it stands under the new surface too, so we sort the fall before we pour, not after.

Working above the ground floor

A large share of Miami-Dade work is not on a lawn. It is a balcony nine floors up, a terrace over a parking podium, a roof deck above a lobby. That changes the logistics more than the pour. Material goes up in the freight elevator in buckets, in the window the building gives us, and everything mixes on a protected drop sheet. Because there is no tear out there is no jackhammer, no dust cloud and no debris chute, which is the reason most managers let this work happen at all. The finished layer is thin and light next to a tile bed. We work to the building rules on hours and access, and if the association wants a whole stack of balconies done, we run them one after another and keep the lift schedule clean.

The whole job in Spanish

Se habla español is on every contractor van in this county and it usually means somebody in the office. Here it means the person standing on your deck with the tape. The measurement, the questions about color, the written scope and the price all happen in the language you want them in. If the decision goes through a family, we would rather explain it once to everyone than three times badly. Questions we get

Our building sits on the water. Will salt eat this surface too?

No. It is rubber granule bound in resin, so there is no cement in it for salt to eat and no steel in it to rust. On the water we tell people to hose it down the way they would rinse a boat, mostly to take the grit off. The 2 year workmanship warranty covers our work on it either way.

Can you do just my balcony, or does the whole building have to agree?

We can pour a single balcony. Whether you are allowed to is a question for your association documents, because in most buildings the exterior belongs to the association even when you pay for the furniture on it. Ask management first and get it in writing. Bring us in after that and we will measure the one unit at no charge.

My terrace has tile on it that is coming loose. Do you go over tile?

Over sound tile, yes. Loose tile has to come off first, and on a terrace that is a small job, not a demolition. At the measurement we tap the field and listen for hollow spots, mark them and put the repair in the written scope with a number against it. What we will not do is pour a new surface over tile that is letting go and call it fixed.

How much noise are my neighbors going to hear?

The grinder is the only loud tool on the job and it runs for part of one day, not the whole job. After that the pour itself is quiet. There is no jackhammer, no saw and no dumpster on the street, which is the difference between this and a tear out. In a building we put the grinding inside the hours management allows and tell the units either side beforehand.
