We read every negative review of 27 South Florida deck contractors and coded what actually goes wrong.

110 of 114 negative reviews in this study are about behavior, not about how the finished surface looks. Only 4 of 114 mention appearance. Rude or blame the customer treatment is the single largest complaint at 24 of 114, ahead of price and ahead of workmanship. 25 of 114 angry reviewers never became customers at all. They were lost at the estimate, by a quote that never arrived or a visit that went badly.

What the numbers say

110 of 114 negative reviews describe behavior. Only 4 of 114 describe how the finished surface looks. People do not write one star reviews because a color came out slightly off. They write them because the phone stopped being answered, the crew arrived after 10am, the price moved, or the warranty went quiet. The same pattern runs through the 878 positive reviews, where the most repeated phrase is start to finish, used 114 times. Before you sign, judge the process a company runs, not the photo gallery it shows you.

25 of 114 negative reviews were written by people who never became customers. Nobody took their money and nobody touched their deck. They were lost before the contract, by a company that measured the yard and vanished, cancelled without calling, or turned hostile when the homeowner asked about price. Roughly one negative review in five in this market is a sales failure, not a construction failure. Treat the estimate visit as the audition. Emails went unanswered, calls went nowhere, and several homeowners chased for weeks before giving up. In some of these reviews the buyer guesses the job was simply too small to bother with. A company that cannot deliver a quote it promised has already shown you its answer time on a warranty call. Agree a date for the written quote at the visit, and treat a missed date as the answer.

14 of 114 negative reviews describe a warranty that was ghosted or denied after the work failed. The word warranty appears in only 6 of the 878 positive reviews. In this market a warranty is almost never a reason people praise a contractor, and it is often the reason they turn on one. Two failure modes repeat. The phone stops being answered, or the claim dies on a carve out the homeowner had never read. Read the warranty text before you pay anything, and check who honors it if the company closes.

Five questions to ask before you sign

  1. Ask for the full price in writing, fixed, before any deposit
  2. ask whether the company's own employees pour the surface or a subcontractor does
  3. ask to read the warranty text and to see it named in the contract before you pay
  4. ask how many days the crew will be on site and what time they start each morning
  5. ask who pays if a sprinkler line, a cable or a pipe is cut.

Methodology

The dataset is 1,010 public Google reviews of 27 deck, paver, concrete and pool remodeling contractors within 60 kilometers of Hollywood, Florida, collected in September 2026. Negative was defined as 1 to 3 stars. 132 reviews fall in that band, and 114 of them were read line by line and hand coded by theme in a single analyst pass. One review can carry more than one theme, so the theme counts sum above 114. No count is estimated or rounded up. Company and personal names were stripped. The positive comparison set is the 878 reviews rated 4 or 5 stars in the same corpus.

Limitations

Reviews are not a sample of jobs. People write when they are delighted or furious, so the middle is missing. Google removes some reviews, and some review texts are truncated in the source data. This is one metro area in one month, 27 companies self selected by search ranking. Nothing here says what share of jobs go wrong.

Questions on choosing a contractor

How do you vet a deck contractor in Florida?

Test the sales stage, because that is where 25 of 114 negative reviews in this study were created, by companies that never even won the job. Ask for a fixed written price, a named crew and a warranty you can read before paying.
